There are many things you can do to add value, or perceived value, to your house before you put it on the market. Today we will look at some of the things a home owner can do themselves to add value to their house before they put it on the market. Many of these things will also help you get a quick sale. Some times you do have to spend a little money, or a little hard work, to see bigger gains.

Curb Appeal

Stand on the other side of the street from your house, does your house look appealing in comparison to others on the block? Cross the street so you are in front of your house, on its own, does it look appealing? Sometimes painting the trim, painting the front door, or planting flowers, can greatly increase the curb appeal of your house. A lot of people just drive around looking at homes for sale and will not bother to investigate further if there was not enough curb appeal to get them interested.

In a generic looking neighborhood it is hard to make your house stand out, but you need to try.

Smell Control

If you have pets, babies, ethnic food, or if you smoke, your house stinks. You might not smell it but everyone else will. You must reduce the odors in your home and keep them under control. There are several products to do this, even leaving open boxes of baking soda in smelly rooms will help. Opening windows is a good idea, washing walls (particularly if you smoke or cook ethnic, spicy, foods), and so forth will all help. You can even light a soy candle but try to avoid using strong perfume smells which some people do not like.

Put Away Your Junk

Most of us accumulate clutter in our lives. This is the time to get rid of it. Either pack it up, garbage it, or take it to your local second hand store. The point is to get it out of view of buyers as clutter makes your house seem smaller. Go through your closets too – more clothes in your closet will make your closet seem small.

What Improvements are Needed?

If you are listing your home with a real estate agent they are the best ones to tell you what changes you can do that will help your home sell for more, and cost you the least. In some cases changing the carpet in the main part of the house, or putting in new flooring, is a huge improvement. In other cases it might be as simple as painting a room, or laying down an area rug.

Fix any taps that are dripping, fill in cracks in walls, and so forth.

Old, heavy, window treatments may need to be taken down and replaced.

Walk though your house as though you were a buyer, what do you like, what do you not like, what can you fix easily enough that will add value to your home?

Play close attention to the entry area (first impression), kitchen (important room), and bathrooms.  Make sure these areas look great!

Home Staging

Lastly staging is vitally important to the sale of your home. You want to make your home look warm and inviting without pushing your individual taste or style on people. You want to give them an “idea” of what each room is used for without going over the top.
